SBA Underwriting Note

SBA lenders require a minimum DSCR of 1.25x for 7(a) and 504 loans. DSCR is calculated on "adjusted net income" — which adds back depreciation, amortization, interest, and owner compensation above reasonable market salary. Some lenders use a "global DSCR" that includes the owner's personal income and debts.
